THE PROCESS
Design to approval made easy
STAGE 1- CONCEPT
During this stage I work with you to establish a brief, which sets out your goals for your project. This covers aspects of building style, size, and any inclusions you desire (e.g. stairwells, balconies, outdoor features such as a pool, alfresco dinning areas, etc). I will also work with you to discuss and flesh-out any project, budget, and site constraints so that they are understood and addressed in the design. From here concept plans and 3D designs can be developed and iterated until you are satisfied they achieve your goals, as outlined in your project brief.
STAGE 2 - ARCHITECTURAL DRAWINGS
Once you are satisfied with the concept plans and 3D model, I will develop the full set of architectural plans to be used for approvals. This includes but is not limited to: site plan, landscape plan, demolition plan, floor plans, roof plans, elevations, sections, material schedule, shadow diagrams, storm water management plan, perspectives, sediment and erosion control plan, verge management plan, tree management plan etc. Plans are established based on the local authorities documentation requirements.
STAGE 3 - COUNCIL APPROVALS
I am able to manage all approval applications on your behalf. This includes, organising certificates and coordinating reports from consultants, developing statements to address council design criteria, and filling out and submitting forms to the relevant authorities for assessment. .
STAGE 4 - BUILDING CONSTRUCTION CERTIFICATE
Similar to stage 3, I am able to fully manage the construction certificate application for you. Any required consultant reports will be coordinated, and all documentation and applications will be completed out and submitted as required.
